Business Plan

Funding is being sought to develop a detailed Business Plan for Homestead; starting with our Pilot Project in North Wales.

Just as the Homestead Mission is to work hand in hand with the NHS, to help improve their outcome; so too the Business Plan will rely on a union of private funding for capital cost, and public funding for operational costs:

Capital investment: Philanthropic funding and charitable grants
Staff and running costs: NHS and Social Care funding; based on fees paid for referrals.

Our 3-year Plan includes research, development, design, build and set-up of the first Homestead, Phase One. For the construction of each Homestead Community, including land acquisition and set-up, we will be seeking between £1m and £5m.

Operational Costs for each Homestead Community will be approximately £1m / year.
For income from NHS and Social Care, we are benchmarking fees charged by service providers around the country - which range from £1k to £5k+ per week per resident - and will develop a fee-model to ensure affordability for all.

In addition, the Revenue generated from enterprise and retail could, over time, raise significant funds. Indeed there is symbiotic potential for compatible revenue-generating businesses such as thrift-shops, construction and storage, old peoples’ care homes, and pet-care centres to be developed, which may also help subsidise the cost of care in the Homestead Community.

Funding & Request for Support

Angel-Investors

We are currently seeking prospective Angel-Investors to move the project to the next stage; with great potential at this early stage for investors to make their mark on how the project evolves.

So far we have received £30,000 seed-funding from members of our Core Team, half of which has been spent on setting up the overall project, and on the early design and surveys for the Hafod Farm pilot. Makower Architects have also invested substantial resources pro bono in helping with design, graphics, events and outreach.

Our immediate next steps, for which are seeking additional seed-funding, are summarized below.
